Tips on Hosting a Successful Cookout in Your New Home.

bbqSummer is here and you’ve finally moved into your First Home. It’s time to kick back and relax a bit. Cookouts are an awesome way  to begin making great memories with family and friends in your New Home. Here are some tips to a successful cookout that will keep guests wanting to come back for more. Which ones work best for you?

Lawn Games

Lawn games are an essential addition to a successful cookout. They help to break the ice between guests who may not know each other, and can also create some great memories. Croquet, ring toss and badminton are fun games for all ages that can be played as teams or individually. They are also great to help pass the time while food is on the grill!

Beverages
Requesting that your guests bring their own beverages can ensure everyone has exactly what they want to drink. It can also lower the amount you’re spending and lower the chance of running out of drinks before the party is over. Remember to get plenty of ice to keep all of those beverages nice and cold in a cooler.

Music
Music always helps get the party started. Try making a playlist ahead of time, or finding the right playlist on Spotify or Pandora, to help set the tone for the evening! Pop music, or throwback songs are always a great go-to.

Hosting a party is stressful enough without having to worry about preparing all of the food. Ask your guests to bring a few different desserts or sides for dinner. They’ll be flattered you asked for their favorite recipe.

First Home Buyer Tips They Don’t Teach You in School

You don’t learn about how to buy a house in school. They don’t teach you  what you need to apply for a mortgage, what kind of loan you’ll need, or what PMI is (it’s called private mortgage insurance)

And let’s not mention that you need to shop around for the best deal — or you can hire somebody to do that for you.

So here are some First Home Buyer Tips to help guide you through the home buying experience. 

BEFORE YOU START LOOKING
♦  Have a conversation with your significant other about what you’re millenial 2looking for, what you need and what you can do without. Standing in the living room during an open house with your real estate agent isn’t the time to argue about wanting three bedrooms instead of four.
♦  Know your financial records. What’s your credit score? How much Low Monthly Paymentsoutstanding debt do you have? What monthly payment can you afford?
How much money did you make last year? You’re going to need to know all of this information. Have all of your paperwork ready to go.
♦  Know your limit — if you can’t afford a $450,000 house, don’t go look at $450,000 houses.
♦  Shop around. There are dozens of real estate agents, attorneys, and mortgage officers so don’t settle. These people are going to work for you, their job is to make you happy. You’re going to be on the phone and meeting with them frequently, so make sure you like who you’re working with.
♦  Do your research. How to Determine Your Initial Offer
Unless you have a Buyer’s Agent, which we strongly recommend, keep in mind that the Dual Agent gets paid by the seller. Make a point of asking this agent to keep your discussions and information confidential.

If you have a Buyer’s Agent, listen to your REALTOR’s advice, but follow your own instincts on deciding a fair price. Calculating your offer should involve several factors
♦  How much of a mortgage have you been Pre-Approved for
♦  What similar homes sell for in the area    Get Pre-Approved
♦  The home’s condition,
♦  How long it’s been on the market,
♦  Financing terms
♦  The seller’s situation.

By the time you’re ready to make an offer, you should have a good idea of what the home is worth and what you can afford. And, be prepared for give-and-take negotiation, which is very common when buying a home. The buyer and seller may often go back and forth several times before they can agree on a price.

Making an Offer

How To Increase Your Home’s Curb Appeal

Whether your selling your home, moving into your First Home or just staying pat, everyone wants a home that looks great. Achieving a high level of curb appeal can be easier than you think. Making a few inexpensive changes can take the exterior of you home from bland to exciting.

The best place to start is with a good cleaning. Pressure washing the exterior of your home is an inexpensive way to make your home look great. Professionals will likely charge over $1000 for this service, but you can rent a pressure washer for about $80 a day. Further, cleaning the windows and any exterior light fixtures will really help spruce the place up.

Now that your home is clean, some landscaping changes can make a huge difference as well. One great thing to do is add a fresh layer of mulch to your flowerbeds. At about $1.50 per cubic foot, this is a really inexpensive fix as well. Additionally, adding small gardens or window boxes will make the landscaping even better. Remember that when choosing flowers, the more color the better. If you want your house to draw people in, bright colors are a nice way to do that.

One area of landscaping to particularly focus on is your mailbox. Adding some small plants or ivy around and on the box will create a beautiful connection between the street and your home. It is also very effective if you have a longer driveway and want to give a nice display even though your home is not easily viewed from the street. Open House Tips for First Home Buyers

open house 5In today’s real estate market, most prospective First Home Buyers will be entering a house they’ve seen pictures of online. While these shots can give you a good idea of whether or not you like a house, visiting it is still a primary requirement.
An Open House can be a great opportunity to see a property in a more informal setting, letting you explore it a bit on your own. 


The first thing you should look into doesn’t even concern the house at all. Explore the streets surrounding the house and take note of those who live there. Well-kept yards and kids playing outside can be signs of a great neighborhood while overgrown lawns and a lack of activity may be bad signs. Especially if a family is part of your plans, the neighborhood could be a crucial factor and is something that is difficult to get a feel for without visiting.

Another great area to focus on is the people around you: the sellers, their agent, and other potential buyers. While you always want to remain extremely polite, you are certainly entitled to ask questions of the sellers and their agent. While they will put a positive spin on things, getting them talking about their reasons for moving can provide extremely valuable insight. Ask their opinion on the neighborhood, schools, etc. Also, keep your ears open to other buyers. They may know more about certain aspects of the area or point out something you may have missed. You should take advantage of every potential information source at your disposal.

 

While we focus on a lot of small things here, it is still very important to consider the bigger picture. Things like layout, number of bedrooms, bathrooms, and square footage are all extremely important. However, chances are you are aware of all of these things before you visit the property. Even so, verify all of the details listed online to be sure there are no surprises later on. Between what can be discovered online and what you’ll see in an Open House, you should be able to get a great idea of whether or not you are ready to proceed with an offer.

What is a Home Inspection?
